There is no single useful ‘price per room’ unless the room-size rule, included treatment, access, and extra charges are also known. The comparison below uses public pages checked on August 22, 2026. A custom quote means the provider did not show a directly comparable fixed carpet-cleaning amount on the pages reviewed.

Promotions are especially time-sensitive. Dazzle’s live page advertised 20% off qualifying August bookings of $225 or more when checked; that is not a permanent base price and should not be compared with an everyday package without recalculating the full scope.

Room-package prices are only comparable when the room rule matches

The clearest current public room schedule found during the crawl was Home Depot Canada’s British Columbia table. It defines a room as no more than 200 square feet and a hall as no more than 100 square feet. Our own published starting price covers up to three standard rooms, with unusual layouts and large open areas reviewed before the quote is confirmed.

A lower headline can become a higher invoice when the pricing unit changes. Ask the provider to translate the quote into the actual rooms, square footage, stairs, hallways, and treatments at your property.

Common additions that can change the total

A quote should separate the base cleaning from additions that require more time, chemistry, equipment, or access planning. The table uses the clearest public figures found and labels everything else for confirmation rather than inventing a market price.

Residential, commercial, and strata quotes are different jobs

Commercial and strata carpet cleaning is rarely comparable to a residential room package. Measured area, traffic lanes, working hours, resident communication, floor-by-floor sequencing, compliance documents, and recurring frequency can matter more than room count.

A fair quote-comparison checklist

Send every provider the same scope and ask for the total in writing. If one quote is much lower, check whether it excludes a hallway, stairs, pre-treatment, parking, pet treatment, furniture, or tax rather than assuming the cleaning itself is equivalent.

  • State each room and its approximate dimensions
  • Identify halls, closets, stairs, landings, rugs, and upholstery separately
  • Share fibre information, stains, odours, pets, and previous treatments
  • Provide the address, suite, floor, elevator, parking, and loading details
  • Ask which pre-treatment, spotting, extraction, furniture movement, and protection steps are included
  • Confirm taxes, promotion terms, minimum charges, and the point when the price becomes final
  • Request realistic drying guidance and clarify what happens if a stain or fibre is unsuitable
